COVID-19 may forever change how some things are done in the buying and selling of real estate. Buyers will spend more time reviewing the digital options before opting to see a home in person, therefore you need to capture their attention and set your listing apart. If you plan on selling, here are a few of the things buyers are looking for and expecting from home listings.
High quality pictures

Do not settle for cell phone photos or photos with poor lighting to list your home. High quality images are the first step to attracting buyers.
Matterport 3D tours
This amazing tool lets buyers essentially walk through the home virtually. It gives the viewer more control and allows them to look at the details important to them and see things that are often not photographed.

Staging

Magazine quality photos are likely to play a larger role in the need for home staging. Well photographed homes capture the attention of buyers.
Floor plans renderings
Nothing is worse for a buyer than to try to figure out from the photos how the house is laid out. Floor plans provide the home’s layout visually as well as provides room sizes that are easy to visualize.

Listing descriptions

Well thought out descriptions are more important then ever for providing the right amount of detail to help the buyers see things that are not readily understandable from the photos alone.
Virtual open houses
Whether through 3D virtual tours or agent walk through videos, the ability to “tour” the home without being in person is something we will continue to see post pandemic.

Street views

Buyers are likely to take a virtual walk down the street through Google maps and see what the neighborhood looks like without ever leaving their home.
Drone views
Use of drones to add additional views to showcase the home at previous unthought of angles.

Social media

Buyers have embraced social media. To reach buyers, agents need to be savvy in use of social media to fully market a property.
Finding an agent that can navigate the changes that are likely here to stay and be available to meet through applications such as Zoom will be more important then ever in selling your home in the ongoing pandemic and likely to continue into the future.
